Frequently Asked Questions
We open on the first Friday in March and close on December 1.
When the days are green, that means that we have at least one site for that specific night, but this does not mean that we have the same site for the next night. Our Resort is site specific, so if you are open to moving sites during your stay, you can stay on different sites on different nights.
Check-In starts at 12:00PM until the office closes. If you believe you will be arriving after office hours, please call us to get set up for a late arrival. Check-Out is 11:00AM.
Unfortunately, we are not able to offer either of these. However, you are more than welcome to book an additional night to stay another day!
We only offer nightly rates. You are more than welcome to stay as long as you’d like, but there are no extended stay discounts.
We can make reservations as far out as one year from the current date.
Yes! Our website is completely up-to-date.
Anchor Down policy states that no outside firewood is permitted in the Resort due to the Emerald Ash Borer and Thousand Cankers Disease restrictions set in place by Tennessee Law. Firewood is available for purchase at office and will be delivered to your site free of charge.
The pool is guaranteed open from Memorial Day to Labor Day. The pool is not heated. The lake inflatables are in as long as the water levels are safe. We try to have them in from Memorial Day to Labor Day weekend.
The lake is guaranteed to be at maximum capacity from Memorial Day to Labor Day, but the TVA controls the lake levels depending on rainfall.
Yes! You are allowed to have up to six people on your site at any time, including registered guests and visitors. Visitors must stop at the Registration Office and receive a parking pass. There is a visitor fee as well. For additional information, please give us a call.
Golf carts are $45.00/day plus applicable taxes. The rental is from 9:00AM to 9:00PM. We will provide a charger for you, too! You can bring your own golf cart as well. There is a $5 a day permit and it must be electric. Use of own golf carts must follow same rules as rental carts.
We currently do not have a propane station available at Anchor Down. We are in close proximity to multiple places who do provide this service, such as: A & L RV Sales, Jefferson Farmers Co-Op, Lazydays RV, and more. Contact information is under the Emergency Contacts / Things To Do page on our website.
We do not offer storage. We do recommend Douglas Dam Self Storage for any boat, camper, or trailer storage. They are conveniently located one mile from the resort.
We are 16.9 miles from the Dollywood entrance.
We are 23.1 miles from the Gatlinburg Visitor Center and 25.2 miles from the Gatlinburg Bypass Road.
Yes! You must send the packages to our physical address (1703 Highway 139, Dandridge, TN 37725) and have the name your reservation is booked under on the package(s). Any mail that is delivered to the Resort after your departure will be Returned to Sender.
Absolutely! We want our guests to have as much fun (and shade) as possible. We only ask that you do not stake the canopy into the grass due to our utility lines running close to the surface.
Yes! You are more than welcome to use the boat ramp and courtesy dock to put them in, but we do not provide vehicle parking near the boat ramp.
Our Resort policy does not allow for tent camping and we do not currently have any tent sites.
At this time, we only provide sites for factory manufactured campers. We do not have any cabins, cottages, yurts, tents, etc.
We do not have a weight or breed restriction on canines, but we do not allow any aggressive dog of any breed. Any dogs showing signs of aggression will not be tolerated. If your pet is not under control, you may be asked to board the pet. Please call the office if you have any questions.
If you left it at the pool or the bath house, we will set it on the pillars for display. Otherwise, if it is turned into the office.
